BTO to Bigger HDB

Transitioning from a Build-To-Order (BTO) flat to a larger HDB can be straightforward. However, the future resale of these larger units may present challenges. As these properties age, particularly with lease decay, the pool of potential buyers diminishes. This can make selling your larger HDB more difficult down the line.

Sell High, Buy High

In today’s market, many HDB upgraders enjoy significant profits when selling their BTOs, often realizing six-figure gains. However, the challenge arises when committing to older, larger flats at high prices. To keep loan repayments manageable, many may opt to use substantial amounts of their CPF savings, which could lead to negative equity in the future.

Upgrading to Private Property

The rise in interest rates and the accompanying stress tests have made it increasingly challenging for HDB upgraders to transition to private properties. Many find themselves priced out of the market, unable to secure the necessary loan quantum. Moreover, the private property market operates differently; not every property guarantees appreciation. Retirees may face constraints due to the restrictions on the usage of CPF Retirement Account for future property purchases.
